S.A.S.S.I. - Special Asset Support Services, Inc. was established in early 2009 to provide asset management services to private organizations and public sector entities that hold substantial portfolios of non-performing real estate assets.
Our goal is to address both the financial and the social impact of these challenging holdings. We take the burden off the portfolio manager, lender, servicer or municipality and provide concepts for exit strategies for the short term and the long term.
Our strategy is based on our extensive experience in financial services, investment securities, residential and commercial realty as well as affordable housing and community development.
We provide services to the "Special Assets" category of non-performing loans, foreclosures and REOs held by the financial services industry. These properties are located in municipalities and occupied by residents and businesses.
"Asset backed" securities in institutional portfolios have a real property underlying the investment. To date, most database companies looking to provide risk assessment for portfolio holdings focus on providing data regarding the mortgage holder?s potential to pay by analyzing credit rating or other owner-related criteria.
This could present challenges, as the owner may have forfeited the property through foreclosure. The reality is the only stable datum in these portfolios is the asset itself, yet the industry has not focused on how to access accurate data about underlying properties.
One strategy for assessing risk for these asset-backed securities requires an analysis of these basic properties.
Any challenge to the value has to be addressed at its root: if the fundamental asset has intrinsic value, the potential security value exists.
The "ROOT" asset, in the case of residential mortgage-backed securities and derivative option securities, is usually a home. This is a physical space, in a defined location, that can be inhabited by a family. The same is true of commercial mortgage-backed securities, which are assets are occupied by businesses.
The root assets can be analyzed for market viability, physical/structural/aesthetic issues and upside potential. A strategy for the root assets at a regional/local level can be developed based on the submarkets analytics characteristics and its likely potential performance.
We are prepared to assist the asset backed securities industry with our expertise.
Once the assets are determined, S.A.S.S.I. will mitigate the losses of your properties and maintain their financial stability to increase value. We provide physical property services for financial institutions, private equity funds, investors, municipalities and government agencies.
Deep market knowledge is our strength, backed by years in real estate brokerage and the urban community planning field. Our analytical skills are unique due to our work in community economic analysis, demographic studies, job creation initiatives and transportation studies of various communities.
Since the early 1990s we have been able to predict growth markets and guide our investor strategies accordingly. Therefore, we have a large database of real estate clients through our brokerage company and can provide streamlined asset disposition.
If the preservation of assets is a legal requirement that at least protects the investment from continuing deterioration due to vacancy, the possibility of mitigating losses and recovering some returns becomes the ideal.
This challenge can be addressed by repositioning strategies that include zoning changes, adaptive re-use and reaching out to non-traditional markets for typical commercial and residential uses.
Our services include urban planning, architecture and engineering activities, as well as cost estimating and subsequent construction.
S.A.S.S.I.'s team is comprised of licensed professionals with many years of experience, knowledgeable in State of Florida building code requirements and housing standards. We have a contractor database of licensed professionals in various trades.
